Located in an established, but rapidly evolving neighborhood, 775 King Street West is a hybrid development, consisting of two building typologies. Distinguished by its clean, modernist lines and extensive glazing, the development is carefully designed to respond to the scale and streetscape of its surrounding context, successfully addressing outdoor public areas and creating a strong relationship between interior and exterior spaces. The low-rise building is set back with massing designed to respond to the scale of the neighboring buildings, and offers a landscaped courtyard that opens up on to King Street.

The commercial space at grade is accentuated by a material palette of brick, Algonquin limestone and copper accents, and will run along the north and east side of the building. The five-storey podium with brick cladding compliments the robust character of the existing neighborhood. The south side of the property includes two-storey townhouses. Parking and loading will be accessed through a laneway from Tecumseth Street, offering a single point of access and servicing.

This development, with its tallest element located at the corner of King and Tecumseth Streets, completes the city block. It stands as the final old industrial site developed in the area, continuing in the positive tradition of establishing former commercial warehouses into residential developments.
