The 388 King Street West development, located near the Entertainment and Financial districts of downtown Toronto, will create commercial space for a new generation of downtown residents looking to work within walking distance of their homes. Consisting of 33 storeys of office space and a retail strip at grade, the building will include parking for 256 cars and 325 bicycles. With this design, Allied Properties will generate 740,000 square feet of high quality office space, to attract diverse tenants with flexible layouts amenable to small firms and businesses as well as large institutes and organizations.

In this project, HPA seeks to create a highly sustainable office building. The proposed design will manage heat gain from direct sunlight with a high performance double glazed window system as well as horizontal and vertical solar shade fins on the façade. Photovoltaic panels mounted on the roof will generate energy.

The design breaks down large floor plates into functional work spaces, taking future tenant demand into account while tempering the impacts of increased density on the neighbourhood and adjacent streetscape.
