410 Front Street will prominently anchor The Well, a new, pedestrian-oriented mixed-use neighbourhood also being designed by HPA. Consisting of 34 storeys of offices atop a two-storey retail podium, the building will be a gateway between the shops, residences, and businesses of The Well and the nearby Financial District. The airy quality of the ground floor, made possible by the design flexibility afforded by a side-loaded elevator core, will enable pedestrian flow through and between spaces. Terracing upwards, the form of the building relates to the skyscrapers of downtown, while the smaller floor plates allow for more office space flexibility on the upper levels. The modern industrial aesthetic of exposed stairways and macro-scale façade details harmonizes with the building’s context of railways and contemporary high-rises.

The 3-tiered design of the building limits shadow impact and responds to its pedestrian-oriented neighbourhood without introducing an overly imposing presence. The stacked design of the commercial building – with towers 19, 28, and 36 storeys high – will sit atop the base that will house ground-level retail and a large lobby.

The combination of steel, glass, natural wood beams, and exposed brick relates to both the contemporary high rises and the historic buildings in the area.
