The Master Plan at 8111 Kennedy Road will revitalize a unique triangular site in Markham into a lively mixed-use community. The development will introduce a dynamic mix of six new structures, including towers with articulated podiums, mid-rise buildings, and townhouses. The master plan utilizes a simple black and white colour palette, through a combination of white vertical fins, black brick, and white panelling. Taking advantage of the triangular site, a “flatiron” building stands at the southern point of the site, marking the tallest tower in the development. There is a gradual stepping down, as the towers become shorter, to meet the existing building to the north of the site, while 8 storey mid-rises sit on the east side, creating a better transition to the existing neighbourhood community. Ground level retail spaces and human scaled podiums will activate the public realm within the community and along its outer edges, drawing the surrounding neighbourhood in. Several pedestrian-minded mid-block connections within the development lead people towards the public park and plaza that sits at its core.
Located where Kennedy and Highway 7 meet, the development is easily accessible by car as well as by public transportation via the nearby Unionville Station on the Stouffville GO Train Line and access to the VIVA Rapid Transit System. With the York University’s Markham Campus due to open in 2024 across the street, it will provide much needed additional housing for the influx of students to the area.
