The Haikou Bay Square sits at a prominent location on Haidian Island, overlooking the marina, Haikou Harbour, and the grand Century Bridge rising over Haidian River and connecting to the main island. The site has the unique advantage of unobstructed panoramic views from the northwest to the southeast, looking across the bay to the city skyline and out over the South China Sea. The design of the Haikou Bay Square development takes full advantage of the site’s choice location – maximizing transparency and permeability from the street to the water, allowing pedestrians easy access and views from the north towards the bay.



This project will develop a landmark destination on the Haikou Bay that combines office and commercial retail spaces on the west side while seamlessly integrating the existing marina, and the Huacai Hualuxe Hotel to the east. The complex will become the first south-facing, high-end business district in Haikou that overlooks the South Bay. The design, featuring two central office towers that look out onto commercialretail spaces and entertainment zones below, will deepen the value of this significant site while integrating tourism elements into the project.



With Phase One complete, HPA has ensured the second phase of the project relates to the overall planning of the existing site to establish a unified development with a seamless transition from the east to the west. Utilizing the site's exclusive coastal landscape and proximity Huacai Hualuxe Hotel and the yacht club to the east, Haikou Bay Square will be accessible through a series of pathway connections that link to the hotel and club and lead to the development’s core. Visitors will experience a smooth transition from the surrounding developments into the Haikou Bay Square as the wave-like, two-story gallery guides them through the site along the assorted retail and restaurant options. Framing views to the Haikou Bay, the gallery will be covered by sprawling roof gardens, echoing the islands rich vegetation and providing a green oasis within this urban hub.



The open-concept, pedestrian-oriented spaces at ground level will feature a large cinema, restaurants, high-end boutiques and stores, duty-free shops, and markets. With flexible units, the design responds to the multi-use nature of the development. The open space networks were designed to enhance and naturally link the site while creating a cohesive character and sense of place throughout the complex, specifically at the south entrance and focal point of the site.



The facades of the buildings will enhance the overall site while incorporating modern, costal elements into the design that emanate a prestigious international commercial image. The two commercial towers stand atop the undulating podium, mimicking seductive blue gems rising out of the sea and lush vegetation to meet the clouds. Cut corners along the height of each tower will appear as alluring cut sapphires.



With careful consideration of Haikou unique skyline, the project's layout ensures the towers will be unobtrusive contributes to the city's horizon in a positive way. The central location of the towers offers an opportunity to compose buildings that create an awe-inspiring nightscape with lighting that will be a fundamental feature of the design. The complex will become a lively gathering place for tourists, residents, and workers, and will vitalize its prime location, taking full advantage of the surrounding developments and stunning scenery.
